Transforming an industrial site
into a platform for the future
CONDAT SOLUTIONS, a subsidiary of the SPB Group, is revitalizing a historic industrial site by exploring the revival of its paper-making operations and developing an innovative platform dedicated to energy, sustainable industry, and the technologies of the future.
We are developing a unique integrated model that combines reindustrialization, energy production, and large-scale digital infrastructure.

“A creator of economic value, jobs and environmentally responsible”
The SPB Group is a company specializing in the transformation of complex industrial sites. It operates across the entire value chain: acquisition, securing, revitalization, and development of new industrial and energy projects.
CONDAT SOLUTIONS embodies this expertise, with a clear ambition: to build a sustainable industrial ecosystem that creates economic, environmental, and social value.
DELFORT Group, a leading global player in specialty papers, is analyzing the feasibility of restarting paper production line No. 8.
About Us

Our Mission
“Sustainable reindustrialization”
Our mission is to transform high-potential industrial sites into modern, sustainable, and innovative economic hubs.
We help to:
Industrial and Energy Sovereignty
Local job creation
The green transition and decarbonization
Regional revitalization

Condat: A Strategic Location
“An industrial site with exceptional advantages”
Located in Lardin-Saint-Lazare, the site serves as a strategic hub for new industrial and technological projects, as it offers rare infrastructure:
A large, modular industrial space
Road and rail connections
Access to water and energy
Administrative Permits
(ICPE, PC...)
Fiber and network connectivity

Our Project
“A comprehensive and integrated industrial ecosystem”
The Condat Solutions project is based on the development of a multi-sector ecosystem that combines: manufacturing, energy, advanced industry, digital infrastructure, AI, and the circular economy.
Each sector is designed to generate synergies and fully leverage the site’s resources.

“Generating and optimizing carbon-free energy”
The site will incorporate several energy solutions, including combined heat and power, waste heat recovery, a high-capacity electrical infrastructure, and a solar farm.
The goal is to ensure a competitive and sustainable energy supply for the site’s industrial users.

“Embracing the computing infrastructure of the future”
CONDAT SOLUTIONS will develop a cluster of high-performance supercomputers dedicated to artificial intelligence:
estimated infrastructure cost: €400 million,
creation of skilled jobs,
recovery of waste heat,
contributing to digital sovereignty.
“An innovative industry working toward a sustainable region”
With a focus on local synergies, several projects are currently under consideration: a wood dryer, vegetable greenhouses, and the development of district heating networks.

A proven method
“A proven ability to transform complex industrial sites”
With the successful redevelopment of the Bessé-sur-Braye site, the SPB Group has already demonstrated its ability to take over available industrial sites, secure and restore them, repurpose reusable assets, develop new industrial activities, and create jobs.
